The day counting, done for you
Business days or calendar days, weekends, legal holidays, extra days when a notice is mailed. EZ-Eviction counts it the way your state does and shows you the math.
Built for landlords in all 50 states and Washington, D.C.
EZ-Eviction lays out the exact steps for your state and county, fills in every notice and court form with your tenant's details, and emails you the morning you're allowed to take the next step. You stay in charge the whole way (it just handles the paperwork and the day counting).

The demo
A quick tour of the whole thing: loading a rental, building the plan, signing the notice, recording service, and getting ready for court.
How it works
Add your properties, units and tenants with the lease terms and rent. The rent ledger posts rent every month, adds late fees the way your lease says, and shows you who's behind and by how much.
Tell it what happened. EZ-Eviction checks your state law and your local court, then lays out every step in order with the timing, who does it and the legal basis for each one. Mesa, Tampa, Chicago, wherever your rental is.
The notice comes pre-filled with your tenant, the unit, the amount owed and the correct deadline. AI reads it over before you sign (names, amounts, dates, required wording), then you e-sign it right there.
Record how and when you served it (and add a photo if you posted it). EZ-Eviction drafts the certificate of service, works out the earliest legal date for the next step, and emails you that morning.
See exactly where to drop off your filing (address, phone, hours) or which e-filing portal to use. Print one court packet with everything in order, then track the hearing date and the outcome.
Features
When an eviction gets thrown out, it's usually over a wrong notice, a wrong date or a missing piece of paper. That's exactly where EZ-Eviction does the heavy lifting.
Business days or calendar days, weekends, legal holidays, extra days when a notice is mailed. EZ-Eviction counts it the way your state does and shows you the math.
Try to take a step before the law allows and it stops you and asks you to confirm first.
Names, amounts, dates and required wording, read over in seconds with anything missing flagged.
Record the date, time and method (it tells you which methods your state allows), attach a photo, and the certificate of service drafts itself.
Edit any document, sign it on screen, and print or download a clean PDF.

The complaint, the notice, proof of service, the lease and the ledger, merged in order with page numbers.
Send the notice by email too, on top of legal service, so there's no "I never got it."

On the go
Standing at the door with the notice in hand? Record service from your phone, snap the photo, and it's logged before you get back to the car.
You're in charge
Every step shows the statute it comes from. When a rule is unclear or varies by courthouse, EZ-Eviction tells you to confirm it with the clerk instead of guessing.
You review, edit and sign every document. Nothing is sent to a tenant or a court unless you send it.
No lockouts, no shutting off utilities, no moving belongings. The plan follows the court process all the way to a lawful writ of possession.
FAQ
All 50 states and Washington, D.C. Each case is built for the state, county and city where the rental is, because notice periods, forms and courts change from place to place.
No. EZ-Eviction is software for landlords. It isn't a law firm and doesn't give legal advice. It helps you follow your state's process, prepare your documents and keep track of every date. For anything unusual (a tenant in bankruptcy, a federally backed mortgage, a contested hearing), talking with a local attorney is always a good idea.
Yes. The notice has to be served the way your state allows (like hand delivery, posting or certified mail). EZ-Eviction tells you which methods count, records how you did it, and drafts the certificate of service. Emailing the tenant a copy is a nice extra, but it doesn't replace legal service.
It gets you right to the counter. You'll see the courthouse address, phone and hours, or the e-filing portal and how to use it, plus a court packet with everything in order. You (or your agent, where your state allows it) do the actual filing.
Yes, you can sign on screen and save your signature for next time. A few courts still want an original "wet ink" signature or a notarized document, and EZ-Eviction reminds you to print and sign by hand when that's the case.
That depends on your state, and it's one of the most common ways landlords accidentally restart the process. Ask the built-in AI about your case and it explains your state's rule, with the statute, before you take the money.
Yes. Add as many properties, units and tenants as you have, in any mix of states. Each case follows the rules for its own location.
